The Heights and The Terrace have units for rent

With the Columbia Knoll development on the old Shriners Hospital for Crippled Children site well into construction, Shelter Resources, Inc. is looking to get the place occupied.

The ten-acre property will eventually have three types of occupants. The Terrace at Columbia Knoll, a series of multi-family structures facing both Northeast Sandy Boulevard and 82nd Avenue, will house a total of 118 units ranging in size from 594 to 1,135 square feet and containing from one to three bedrooms. These are rental units that will range from $316 to $607 per month for one-bedroom units, $383 to $765 for two bedrooms, and $956 for a three bedroom.

According to sales agent Ginny McArthur of Shelter Resources, all units come with clothes washers, clothes dryers and dishwashers, and are wired for both high-speed Internet access and cable TV. All units will also have the use of a two-story community center to be located in the northwest corner of the property. It will contain a meeting space, a recreation room and a daycare center operated by Grandma’s Place.

This first phase could be complete and ready for occupancy as early as next June, McArthur says.

The next phase will be The Heights at Columbia Knoll, a three-story, 208-unit senior living center at the top of the hill facing Sandy Boulevard, whose location, size and general architecture will be reminiscent of the old hospital building that used to stand there. The units here will contain one or two bedrooms, range in size from 581 to 900 square feet, and rent for from $1,136 to $1,263 for basic services.

A full menu of amenities, and their price schedule, was not available at press time, but at a minimum they will include use of a large common area and private meeting rooms, one or two meals a day in a communal dining room, housekeeping services, van transportation to nearby medical facilities, and in-house events and activities. Shelter resources will begin taking reservations for units at The Heights next month, McArthur says, and already they have developed a “hot list” of people ready to sign up as soon as they are able. “I would say that 8.5 out of 10 of the people who call already live in this area, and most of them cite our location as the most important reason why they want to live here,” McArthur says. “It will really add to the stability of this area.” The Heights should be complete by early 2006, she says.

Phase Three will be a series of for-sale town homes located on the northeast corner of the property.
