New home ownership opportunity in Parkrose
Cedar Ridge Homes has announced completion of its Parkrose Townhomes project. Located just off Sandy Boulevard on Northeast 116th Avenue, these craftsman-style townhomes boast more than 1,300 square feet of living space, including three bedrooms and two and a half baths on two levels. The bedrooms are upstairs, and each home has a single attached garage. Finishing touches include laminate hardwood floors, vaulted ceilings, tile countertops, and fireplaces. These are extras that a homebuyer wouldn’t normally expect to find with prices starting at $189,950.

Nick Rossi of the Hasson Company Realtors is representing Parkrose Townhomes. According to Rossi, this nine-unit new construction project offers Parkrose residents an opportunity at new home ownership with property taxes estimated as low as $400 year.

A unique feature of Parkrose Townhomes is that it is part of a tax abatement program offered through the city of Portland that runs for 10 years. The homeowner pays taxes only on the assessed value of the land, not the improvements, i.e. new construction. After 10 years, the homeowner starts paying taxes on the total assessed value.

As Rossi explained it, in addition to filling out the application, other qualifications are:
• Property must be owner-occupied
• The sale price must be no greater than $275,000
• Combined maximum income of all deed holders occupying the property is $66,900

Upon approval, the abatement is transferable to a new owner for the duration of the 10-year period.

Herbal shop moves, plans grand opening
Dera Iwaniec began offering herbal supplements, natural vitamins, personal care products, essential oils and ionic foot therapy out of her home in September 2006. As her business grew, she moved into a shared space for several months. Now Iwaniec is preparing to move The Way Herb Shop into new digs at 1516 N.E. 111th Ave.

Look for the grand opening on Tuesday, July 10 with door prizes, free samples and ionic foot therapy demonstrations throughout the week.

Iwaniec shares her Parkrose home with her husband, Jim, and daughters, Krista and Kelsey. She said she selected the space on Northeast 111th Avenue because she wanted to keep her business in her own neighborhood.
